42 total units, 100% affordable

825 Drake Ave is an approved housing development in Marin City. Originally, it was proposed as a 74 unit development. In May 2024 the developer has reduced the number of units to 42, agreeing to relocate the remaining units to 150 Shoreline.

Demolition of the site for this project began on October 14, 2025. Construction began on November 14, 2025, and it is projected that construction will last until winter 2026.

The project is the first 100% affordable housing project approved in Marin County, after the removal of the HUD voluntary compliance agreement, that was originally established due to Marin County concentrating affordable housing in Marin. Marin County was required to approve the project under state streamlining rules, because it had not met its Housing Element RHNA targets. Residents oppose the project, partially because the affordability rules mean that the units will likely not be affordable to current Marin City residents.

The rendering for the project is for the original 74 unit project.
