260 Redwood Highway Frontage Road

This project demolishes the existing uses at 258 and 260 Redwood Highway Frontage Road to construct 43 apartments and a 54-room residential care center. The plans propose a 5-story complex with a height less than 64 feet above grade. There will be a shared kitchen for the residential care center. The site is in an area that floods frequently. The developers include plans to mitigate flood waters. A SB 330 pre-application was submitted on Jan 15, 2025. The project will use the State and County Density bonus rules. The full application is due by July 14, 2025.

The project also includes a public caf√© located on a parcel adjacent to the bicycle path at the intersection of Phono Street and Bolinas Street just southwest of the main development. This 66-seat caf√© includes a second-floor conference room. The project also includes the development of onsite improvements, including a boardwalk with interpretative signage connecting the public access to the waterfront.  The project includes 90 parking spaces in a subterranean parking structure designed to be water/flood proof and to assist in elevating the finished ground floor of the residential project to meet required FEMA standards for floodplains. The project also proposes net zero energy sustainability including photovoltaic panels on the rooftops and wind turbines throughout the site. More information is available at the County Planning Page.
